Aerojet (Easton/Glenborough)

Project History

Aerojet

The Aerojet Special Planning Area (SPA) spans roughly 8,000 acres within the Cordova community. Specifically, the Aerojet SPA is bound by the Folsom South Canal and City of Rancho Cordova boundaries on the west; Folsom Boulevard on the north; Prairie City Road, White Rock Road and Grant Line Road on the east; and White Rock Road on the south. The SPA was established to create a regulatory framework for both existing and future land uses associated with Aerojet Rocketdyne, Inc. (Aerojet). Since the 1950s, Aerojet has operated in the area, manufacturing liquid and solid propellants for rocket engines for military and commercial applications, as well as producing chemicals such as pesticides, pharmaceuticals, and other industrial compounds.

SPA Amendments:

On January 12, 2021, the SPA was expanded to include one l Light Industrial (M-1) zoned property to the SPA’s Industrial Zone and to                 establish a landfill use on the eastern portion of that property (PLNP2019-00367).

Easton Place Master Plans

Over the past several years, Aerojet requested that 3,200 acres along the Highway 50 Corridor be removed from the Superfund designated area to expedite cleanup for property development. This led to the creation of the Easton project, comprising two County-approved land use master plans: Easton Place and Glenborough at Easton. These plans were approved by the Board on January 28, 2009 (SZC-2009-0001). Combined, the Glenborough at Easton and Easton Place communities will feature 4,883 housing units, around 4 million square feet for office and commercial space, 270 acres of open space along Alder Creek, additional open spaces, parks, schools, and infrastructure for roads, water, sewer, and drainage.

Easton

Easton Place is bounded on the north by Folsom Boulevard and the Folsom light rail transit line, on the west by Hazel Avenue, and on the east by Aerojet Road. The area is envisioned to be an active, urban community that will provide a higher intensity mix of uses, including regional employment, shopping, and entertainment uses in a walkable environment. Easton Place is planned as a 183±acre village featuring around 5 million square feet of developed space, including 1,644 housing units and 3.5 million square feet for commercial and office use. The village design prioritizes pedestrian movement throughout the area.

Glenborough at Easton

Glenborough at Easton is bounded on the north by Highway 50, on the east by Prairie City Road, on the south by Aerojet operations facilities, and on the west by Easton Place. Glenborough at Easton spans approximately 1,208 acres and includes 3,239 housing units with diverse land uses, such as residential, commercial, office, open space, parks, and quasi-public areas. Planned for 700,000 square feet of office and commercial space, Glenborough also integrates a network of auto, bicycle, mass transit, and pedestrian routes.
